Virtual Memory is used to acccess Physical Memory.  The physical address is made from that page offset of the virtual memory and the converesion of the upper bits of the virtual page number.  The PA is made by taking the lower 30 bits of the virtual address.

Your Answer for Question 2:
Having a fixed-size chunk allows the VM system to grow as the program grows.  it is good to have big chunks becuase you do onot have to allocate the entire page.  The smaller chunks would be better but would require more complex hashing functions.
